1. Nothing. No fine print. I simply charge a low 2% listing to the seller (or 1% as stated above).
2. We can discuss if you would like to offer a buyer agent fee. Should I bring the buyer for your home then you'll only pay Real Estate Central a total of 3%.
3. It's preferred that you are not home for showings but with so many people working from home now, it's understandably if you are there. The ShowingTime showing service will text, email or call to schedule directly with you around your timing. You'll have the security of knowing it will only be shown by a licensed Realtor® (or an inspector and/or appraiser once under contract). If a private individual wants to see it--simply call me and I'll be happy to show them the home. A secured lockbox (SupraKey) is used on the home that houses your key or keycode for entry and ONLY licensed Realtors® have access to the lockbox via ShowingTime.
4. REC is an independent real estate firm. I am the owner so I make decide what type of promos I'll offer and they may change without notice.
5. Yes an appointment is preferred but I can do most of the preliminary work via email. You'll want me to walk through your home with you for the best information and sharing the highlights of your home because you know it best.
6. Typical terms of the listing agreement is about 6 months to allow for appropriate time to go from the marketing time, offers/negotiations, buyer's financing to closing on the sale. It can take less but from the time of contract to close is not usually less than 30 days (2 weeks could be the very least if it's a cash purchase).
7. Full-service means that you're still getting all the benefits of a more expensive commission. This includes professional photographs, complete MLS (and all of it's reach to Realtor.com & Zillow, etc.), the ShowingTime service, secure lockbox, all the official paperwork, negotiations, communications (agent of buyers, attorneys, lenders, inspectors, etc.). You don't have to do a thing but pack your belongings.. but if you need help with that I can refer some great companies.
8. Absolutely not, but 3rd party vendors, etc. will see your home on Zillow and other sites so I don't have any jurisdiction over those areas.
9. Realtors® must be registered with the state and local commissions to be even be called Realtors® <and have that little circle registration mark®... also making them members of the NAR (National Association of Realtors®) and must meet CE (continuing education) requirements each year as well as Ethics coarses as required by each state. I have been a broker for over 20 years and have lived in the Fort Mill area for much of that time. Before then I lived in the Steele Creek area of Charlotte, so a lot of people know me and my family. People tell me that they're glad I'm not like other agents.
